Whether you’re a new homeowner or have lived in your house for years, you are constantly learning things about your home. Since your home likely didn’t come with an owners manual, knowing when it is time for a new roof may not be obvious. Some things are lived and learned, but knowing when you replace your roof doesn’t have to be one of them. Check out our top signs that you are due for a roof replacement.
The Age of Your Roof
If your roof just looks old, chances are that it is. And if your roof is over twenty years old, it is time to consider your options for replacement. Depending on the type of roof you have, you can expect twenty five to thirty years before you need a replacement. An asphalt shingle roof will show visible wear and tear, such as missing granules or curling shingles. However, a properly maintained metal roof can last more than fifty years.
Shingles are Cracked, Curling or Missing
If you can see the edges of your shingles curling up, it’s time for a replacement. Your shingles could be curling for a variety of reasons. The heat from your attic, low quality shingles and poor installation are a few common reasons for this unsightly problem. Your shingles may be cracked as a result of usual wear and tear. Though common, cracked shingles are still problematic, and will need to be replaced. If you spot bald spots or missing shingles on your roof, they were likely dislodged due to heavy wind, rain or hail. Missing shingles can be replaced should be replaced as soon as possible to prevent any water from leaking into your home. However, depending on the age and integrity of your roof, you may require and full roof replacement.
Moss or Algae Streaks on Roof
Your roof is not a greenhouse. If you spot clumps of moss or darks streaks caused by algae growth, it is time for a new roof. Although you can sometimes treat or remove moss from your shingles, if the moss has been there for some time, you will need to leave removal to the professionals. Moss can severely damage the structural integrity of your roof. If you are noticing large clumps or multiple patches of moss, the damage has likely already been done. Black streaks on your roof are often a sign of algae growth. Though the algae is not as problematic as moss, it is often an unsightly look and will need to be remedied.
Sunlight Streaming In Through Cracks in Roof
If you inspect the interior of your roof, you may find a few obvious signs that it is time for a replacement. One blaring sign would be streaks of sunlight coming in through cracks. If sunlight can come through your roof, chances are that water can too. Even the smallest leak can do substantial damage to your roof, and it is best to be proactive.
Roof Damage from Wildlife
Damage to your roof from wildlife is not an uncommon occurrence. Wasps, bats, birds, raccoons, squirrels, mice and possums can wreck havoc on your roof if not taken care of right away. Many of these animals burrow or gnaw away at your roof in order to get inside, and the damage can be irreversible. Additionally, any hole in the roof is susceptible to water damage, which can cause you even greater headache down the road.
